Lake Life Lodging Rental Agreement

Thank you for considering Lake Life Lodging for your vacation destination. We strive to provide a comfortable and enjoyable experience for all our guests. Before making a reservation, please take a moment to review our vacation rental agreement to ensure you are familiar with our policies.

Important Information: By making a reservation and any subsequent payment for the occupancy at any of our vacation properties, guests agree to the terms and conditions outlined in this vacation rental agreement. Our policies are strictly enforced to maintain a pleasant and safe environment for everyone.

  • All guests and their party members are responsible for adhering to the rental policies.

  • Any breach of the agreement will result in immediate removal from the property and termination of your stay. This does not affect the owner’s right to collect any due rent or damages.

Renter Requirements

 

For legal and accounting purposes, the person placing the reservation must be at least 21 years of age and must be the same as the credit/debit cardholder. This person is considered to be the guest. All other persons involved with the rental are considered to be the guest’s invitees, and all discussions regarding reservation, cancellation, and damage policies will be discussed with the guest, not the guest’s invitees. Any payment disputes will result in a $100 Dispute Processing Fee.

Payments, Fees & Cancellations

 

Lake Life Lodging receives reservations through both direct bookings and third-party booking platforms. Payment schedules, cancellation terms, and refund policies may vary slightly depending on the booking platform used. Guests are responsible for reviewing the terms applicable to their reservation at the time of booking.

Reservations are subject to the payment and cancellation policies in effect at the time the reservation was confirmed.​

Timberlane Resort Reservations

 

Reservations Made Prior to May 21, 2026

  • If a reservation is made more than 60 days before the arrival date, a payment of 50% of the total rental cost is required to hold the reservation.

  • The remaining balance will be charged automatically on the 60th day before the scheduled arrival.

  • For reservations made within 60 days of arrival, full payment is due at the time of booking.

  • If a reservation is canceled 60 days or more before the scheduled arrival date, payments received will be refunded, less any original payment processing fees and a $75 service charge.

  • If a reservation is canceled 30 to 60 days before the scheduled arrival date, 50% of amounts paid will be refunded, less a $75 service charge.

  • If a reservation is canceled less than 30 days before the scheduled arrival date, no refund will be issued.

 

Reservations Made On or After May 21, 2026

 

Reservations Made 210 Days (Approx. 7 Months) or More Prior to Check-In

  • 25% of the total reservation cost is due at the time of booking.

  • An additional 25% payment is due 60 days after the booking date.

  • The remaining 50% balance is due 60 days prior to check-in.

 

Reservations Made Less Than 210 Days (Approx. 7 Months) Prior to Check-In

  • 50% of the total reservation cost is due at the time of booking.

  • The remaining 50% balance is due 60 days prior to check-in.

 

Reservations Made Within 60 Days of Check-In

  • Full payment (100%) is due at the time of booking.

 

Cancellation Policy

  • Reservations canceled more than 60 days prior to the scheduled check-in date will receive a refund minus a cancellation fee equal to 50% of the total reservation cost.

  • Reservations canceled within 60 days of check-in are non-refundable.

 

Payment Methods & Reservation Defaults

  • Checks are accepted as a form of payment; however, guests wishing to pay by check must make payment arrangements directly with Timberlane Resort management.

  • A valid credit card is required to hold and secure all reservations, including reservations paid by check.

  • By providing a credit card, guests authorize Timberlane Resort to process charges in accordance with the reservation payment schedule and terms.

  • Payments made by check must be received by the applicable payment due date.

  • If a scheduled check payment is not received by the payment due date, Timberlane Resort reserves the right to process the outstanding balance using the credit card on file.

  • If the payment cannot be successfully processed and alternative payment arrangements are not made promptly, the reservation may be canceled and applicable cancellation policies and fees will remain in effect.

 

All Other Lake Life Lodging Properties

This section applies to:

  • Riverside Point Resort/Motel

  • Dayspring House

  • Bear Path House

  • Bear Path Loft

  • Walker House on Leech Lake

  • Other Lake Life Lodging vacation homes unless otherwise specified

 

Payment Schedule

  • If a reservation is made more than 60 days prior to the scheduled check-in date, 50% of the total reservation cost is due at the time of booking.

  • The remaining 50% balance is due 60 days prior to check-in.

  • Reservations made within 60 days of check-in require full payment at the time of booking.

 

Cancellation Policy

  • Reservations canceled 60 days or more prior to the scheduled check-in date will receive a refund minus a cancellation fee equal to 50% of the total reservation cost.

  • Reservations canceled less than 60 days prior to the scheduled check-in date are non-refundable.

  • Payment is required to hold and secure a reservation.

  • Checks are accepted only on a limited, case-by-case basis and must be approved directly by Lake Life Lodging management in advance.

  • A valid credit or debit card is required for all reservations, including reservations approved for payment by check.

  • By providing a credit or debit card, guests authorize Lake Life Lodging to process charges in accordance with the reservation payment schedule and policies.

  • Approved check payments must be received by the applicable payment due date.

  • If an approved check payment is not received by the due date, Lake Life Lodging reserves the right to process the outstanding balance using the card on file.

  • If payment cannot be successfully processed and alternative payment arrangements are not made promptly, the reservation may be canceled and applicable cancellation policies and fees will remain in effect.

 

We strongly recommend guests consider purchasing travel protection to help protect their trip investment.

 

Riverside Point Resort/Motel Pet Policy

 

We understand that pets are part of the family, and we’re happy to consider allowing your dog to join you during your stay. We do not allow cats. To ensure the comfort and safety of all our guests, we have established the following pet policy:

  1. Dog Information: Guests must provide the age, breed, and weight/size of their dog(s) when inquiring. Approval is based on this information. Please note: while we generally welcome dogs 2 years and older, younger dogs may be considered on a case-by-case basis.

  2. Approval & Fees: If you dog is approved, an additional pet fee will apply. 

  3. Rules & Restrictions: Dogs should be well-behaved, house-trained, and fully vaccinated. When outside, dogs must be on a leash unless they are in the designated fenced off-leash areas. Please be sure to clean up after your dog and keep them off the furniture. We reserve the right to decline dogs based on age, breed, size, or number of dogs.

  4. Responsibility: Guests are responsible for any damage or extra cleaning caused by their dog(s). Unauthorized pets may result in a penalty fee of up to $350 and eviction without refund.

Timberlane Resort & Vacation Homes Pet Policy

 

To ensure the comfort and safety of all our guests, pets are not permitted at Timberlane Resort or our Private Vacation Homes. This policy applies to all types of pets, including dogs, cats, birds, and other animals.

Guests found in violation of this policy will be subject to the following penalties:

  1. Up to $500 fine

  2. Immediate termination of the current reservation without refund.

  3. Banning of the guest from all future bookings with Lake Life Lodging

 

We appreciate your understanding and cooperation in maintaining a pet-free environment for the enjoyment of all our guests.

Service Animals

 

ADA-recognized service animals are always welcome at all Lake Life Lodging properties. Owners should please observe and follow the service animal behavioral policy below:

  1. Service animals must be under the control of their handler at all times.

  2. Service animals should remain on a leash or harness unless doing so interferes with the animal’s ability to perform its duties or the individual’s disability prevents using these devices.

  3. Guests are responsible for cleaning up after their service animal and for any damages the animal may cause to the property or other guests.

 

We request that guests with service animals inform our reservations team at the time of booking, so we can ensure the most comfortable accommodation for you and your service animal.

For the purpose of this policy, a service animal is defined as a dog that has been individually trained to do work or perform tasks for an individual with a disability. The work or task a dog has been trained to provide must be directly related to the person’s disability. Emotional support, therapy, comfort, or companion animals are not considered service animals under the ADA guidelines and are therefore not allowed within the resort without prior approval from management.

Damage Policy

 

Lake Life Lodging reserves the right to charge the guest’s card provided for any and all guest/invitee/pet-caused losses and damages to the vacation property during their stay. This includes, but is not limited to, undue cleaning, smoke damage, eviction, service calls, service charges, fines/assessments, repairs, replacements, and applicable taxes. By making a reservation and any subsequent payment for the occupancy of our vacation property, the guest agrees to these terms and conditions.

Concerns & Maintenance

 

If there are concerns or issues with your rental property or unit, please contact our management team right away. No refunds or considerations are given unless we are notified of problems during your stay and given adequate time to address them.

For problems with getting into the vacation rental or issues with the condition or functionality, please contact the Lake Life Lodging management team. If it is after office hours, leave a voice message and we will return your call as soon as possible.

Arrival & Departure

 

Checking In

 

Check in time is 4:00 pm Central Time for all properties. An earlier check in may be arranged upon approval, pending other reservations and the housekeeping schedule. Please contact our management team for approval. Early check in may be denied if permission is not obtained prior to arrival.

 

Checking Out

 

Timberlane Resort – 9:00 am Central Time

Riverside Point Resort/Motel & Vacation Homes – 10:00 am Central Time

A later departure may be arranged, pending other reservations and the housekeeping schedule. Please reach out to our management team for approval. If a later departure is not arranged with management prior to checkout, the booking party may be charged a late checkout fee of $75 for each hour beyond the standard checkout time.

Power / Weather-Related Cancellations

 

Lake Life Lodging does not issue refunds due to acts of nature such as weather, road conditions, power outages, or forest fires. Please see the rental insurance options above for protection against such incidents.

Number of Guests

 

The number of people stated on the reservation must not be exceeded. All guests staying overnight must be accounted for when making the reservation. It is the responsibility of the booking guest to inform us of any updates to the number of guests. The person booking is responsible for the conduct of all guests during the stay and will be held accountable for any damages, fines, or fees incurred by their guests. Unauthorized guests may result in additional occupancy charges or immediate termination of stay without a refund.

Parking and Number of Vehicles

 

Guests are permitted to park the number of vehicles specified in their reservation. All vehicles must be parked in designated parking areas. Unauthorized vehicles or exceeding the allowed number of vehicles may result in additional charges or towing at the guest’s expense. It is the guest’s responsibility to inquire with us about parking arrangements if there are any changes to their vehicle plans during their stay.\

Linens & Towels

 

Towels, sheets, pillows, and blankets provided are not meant for outside use. Please note that daily housekeeping services are not provided during your stay. If any linen or towel item becomes soiled or damaged, report it promptly to avoid potential charges for replacement or damages.

NO Smoking

 

Smoking of any kind, including but not limited to tobacco, marijuana, and electronic cigarettes, is not permitted in any Lake Life Lodging rental home or unit. If any smoke odor is detected after departure, an additional cleaning fee of $250 will be charged along with a $500 fine to the guest. Guests who violate this rule will be banned from all future bookings with Lake Life Lodging.

Plumbing

  • Do not flush feminine products, paper towels, “flushable” wipes, or any non-degradable items in the toilet.

  • Do not disposing of grease, oils, coffee grounds, fish carcasses, eggshells, potato peels or fibrous materials in kitchen sinks or garbage disposals.

  • Plungers are provided for clogs. Please use waste bins for appropriate disposal of all non-flushable items to avoid plumbing issues.

Right of Entry

 

Lake Life Lodging reserves the right to enter the rental property at any time to investigate disturbances, check occupancy, check for damage, or make repairs, alterations, or improvements.

Security & Safety Risks

 

Always lock doors and windows when you leave the vacation rental. Lake Life Lodging does not assume any responsibility for injuries resulting from a failure to use due caution. Children must be supervised at all times.

Lost and Left Behind Property

 

Lake Life Lodging is not responsible for any personal items left behind or lost during your stay. If an item is found after departure, we will make a reasonable effort to contact the guest to arrange its return. Any shipping and handling charges for the return of lost items will be the responsibility of the guest. Unclaimed items will be disposed of after 10 days.

Indemnification & Hold Harmless

 

Guests and their invitees use the vacation property structures and premises at their own risk. Lake Life Lodging and its property owners shall not be held liable for injuries caused by intentional or unintentional acts, failure of structures, appliances, furnishings, or other equipment, whether by malfunction, misuse, acts of nature, or otherwise naturally occurring.

By making a reservation and any subsequent payment for the occupancy of our vacation properties, guests agree to the terms and conditions outlined in this vacation rental agreement. Guests and invitees agree to indemnify and hold harmless Lake Life Lodging and its property owners from all claims, demands, loss, liability/responsibility, including costs of defense, arising out of or connected with the guest’s use of the property.
